About Us

COA Blueprint publishes practical Florida association guidance for board members — Florida construction experts who help HOA and COA boards navigate governance, insurance, reserves, contractor estimates, and post-hurricane recovery.

Who We Are

COA Blueprint was created after Hurricane Irma exposed a fundamental problem: Florida HOA and COA boards were approving repair contracts based on estimates they couldn't fully understand — and were regularly being overcharged by 30%, 40%, even 60% above fair market cost.

We built EstimateVerify specifically to give boards an independent, expert analysis of contractor estimates — so boards can make decisions with confidence rather than trust. We've reviewed over $2.4 billion in contractor estimates for Florida communities.

Why Boards Trust Us

Florida-Native Expertise

We've worked exclusively in Florida since 2017. We know Florida Building Code, Florida insurers, and the specific challenges FL communities face.

Board-First Perspective

We don't do the construction — we analyze it. Our incentive is to give boards the most accurate information, not to win a construction contract.

Independent Analysis

EstimateVerify is independent of any contractor. We have no financial relationship with the contractors whose estimates we review.

RSMeans Benchmarking

Every review uses RSMeans 2026 data — the industry-standard construction cost database used by engineers, insurers, and government agencies.

Proven Track Record

We've helped Florida boards recover hundreds of thousands in underpaid insurance claims and prevented overcharges on millions in repair work.

Plain Language

Our reports are written for board members, not lawyers or engineers. We explain every finding in plain English.
